As a Field Marketing Specialist at Coldwell Banker, I often meet agents who are passionate, driven, and willing to do whatever it takes to grow their business. But sometimes, that drive can lead to overwhelm. Recently, I had a conversation with an agent that perfectly illustrated this challenge—and the lessons apply to so many in our industry.


The Personal Branding Balancing Act

We started by talking about personal branding and industry perceptions. The agent referenced different coaching styles and how they influence public perception. For this agent, the commitment to client care was clear: “It’s not just business, it’s personal.” That authenticity is a strength—but it needs to shine through in the right way.


The Digital Marketing Dilemma

Like many agents, this individual had invested heavily in Meta ads (Facebook and Instagram) with little financial return. They were running campaigns targeting niche groups, experimenting with retargeting and funnels, and juggling multiple platforms—Instagram, TikTok, Facebook, LinkedIn, YouTube, plus two websites. Add in a virtual assistant creating posts, and you’d think engagement would be strong. But the reality? Low traction and scattered efforts.

One bright spot was a lead generation tool that collected contact info. The problem? No follow-up. Leads were slipping through the cracks because there was simply too much going on.


When “Doing It All” Becomes Too Much

This agent admitted to feeling overwhelmed—managing marketing, content creation, lead calls, staging homes, even writing a book. They described their workflow as “ADHD-like”—lots of effort, little sustained focus, and constant pivoting. Sound familiar?

The truth is, more isn’t always better. When you spread yourself too thin, even the best strategies fail because they lack consistency.


The Path Forward: Simplify and Focus

My advice was simple: cut back on what’s not working and double down on what is. Here’s what we discussed:

  • Audit your activities. Which platforms and campaigns are actually producing results? Which ones drain your energy without payoff?
  • Pick your priorities. Choose 2–3 channels you enjoy and that deliver ROI. Eliminate the rest.
  • Go authentic. Forget polished, scripted videos. Short, casual clips—think Instagram Reels under 10 seconds—often perform better and feel more relatable.
  • Follow up like a pro. Leads are gold. Develop a clear follow-up process, whether you handle it personally or delegate. Track what works.
  • Stay accountable. Book coaching sessions or set up regular check-ins to keep your strategy on track.

Audiences are leaning into content that feels genuine. Videos captured on your phone — spontaneous and unfiltered — are outperforming polished, studio-style productions. It’s a great reminder that authenticity builds trust.

Quick Tip: Instagram now lets you easily reshare posts with a new feature that doesn’t require captions or edits. Just tap the icon next to the comment bubble to repost in seconds.


TikTok

Build Suspense
Short videos that tease a surprise — like a jaw-dropping price or a quirky home feature — are pulling in more views. Hooks like “Wait until you see the backyard!” or “Guess how much this home costs?” are great ways to spark curiosity and keep people watching.

Quick Tip: TikTok is limiting hashtags to five, but I’ve found that using just two or three works best. Instead of overloading your caption, weave keywords into your text and visuals to help with discoverability.


Facebook

Keep It Casual
Just like Instagram, Facebook favors content that feels natural. Videos filmed on your phone — even the same ones you post on Instagram — tend to get better engagement than highly edited clips.

Quick Tip: Link your Instagram and Facebook accounts to automatically share posts across both platforms. It’s a simple way to double your reach without doubling your workload.


LinkedIn

Highlight the Human Side
Posts that celebrate people — team wins, personal milestones, community involvement — consistently outperform listing-focused content. LinkedIn is all about relationships, so use it to showcase the people behind the business.

Quick Tip: Scheduling tools make it easy to plan ahead. Pull from blog posts, client testimonials, or recent achievements to keep your feed active and engaging.
