CB Curated: Three Phases, One Strategy

CB Curated gives you and your seller choice, instead of defaulting to one path. Every home can build demand, test positioning, and launch publicly from a place of strength.

Phase 1

Private Exclusive

Establish demand. Validate pricing. Protect discretion. Your seller's home is shared within a controlled network of qualified buyers and agents — with no public price history or days on market.

The Mechanics

How Phases Move Inside Home

Entering a Private Exclusive

Private Exclusives are off-market listings shared only within Home Platform. They're not classified as a "Coming Soon" MLS status and won't show up in a standard search filter checkbox — they live in Home's "Only on Home" inventory alongside Exclusives and Make Me Sell listings. You can add up to 3 listing agents to a single Private Exclusive.

Moving to Coming Soon

When a listing moves from Private Exclusive to Coming Soon, it appears as Coming Soon on Compass.com and, where enabled, on third-party sites like Redfin. If a Coming Soon listing isn't showing up on Redfin.com within a couple of hours, that's usually an MLS auto-sync gap — open a support ticket with the listing address and your email so it can be pushed manually.

Going Active

When a listing moves to Active, it must be entered on the MLS — Home Platform doesn't submit Active listings for you. Once it's on the MLS, the system automatically recognizes and merges it with the existing Coming Soon listing, so its history and engagement carry forward without needing to recreate anything.

Buyer's Agent Compensation

Compensation entered on a Private Exclusive carries over automatically once the listing posts to the MLS — you don't need to re-enter it. This is a limited transfer of that specific field, not a full sync between Home and the MLS.

Explaining It to Sellers

Lead With the Goal, Not the Tools

Don't lead with "we have Private Exclusive, Coming Soon, and Public Exposure." Lead with the seller's goal: "My job is to help you choose the smartest way to enter the market — starting privately, building demand, preparing the home, or launching with maximum exposure. The point is that we have options, and we use them strategically."

"How will my home be marketed if we don't go public right away?"

Talking Point

"Private does not mean inactive. It means controlled. If we begin with a Private Exclusive, we can introduce your home to a qualified agent network in a more targeted way. If we move into Coming Soon, we can build awareness before the full public launch. The goal is not less exposure — it's the right exposure at the right time."

"I want strong exposure, but I don't want to be overwhelmed."

Quick Version — When You Need One Line

"This is not about limiting exposure. It's about sequencing exposure so it works harder for you."

Avoid saying "we can hide your listing" or "we can keep it off the market" — sellers can hear that as a promise of secrecy rather than strategy. Better language: "we can control the timing" and "we can choose the right level of exposure."
